Abacoa and Jupiter Farms: know which jurisdiction you are buying in

The Town describes Abacoa as a 2,055-acre, master-planned mixed-use community (Town of Jupiter: Abacoa). Jupiter Farms, by contrast, is in unincorporated Palm Beach County, not inside the Town limits (Town of Jupiter FAQ). That affects which government handles permits, services and rules, so confirm the jurisdiction of any address before you make an offer.

Beaches, the inlet and the lighthouse

The Town says Jupiter has approximately 3.4 miles of beaches; some crossovers are run by the Town, some by the County and some are private (Town of Jupiter: Beaches). The Jupiter Inlet Lighthouse was first lit on July 10, 1860 and is operated by the Loxahatchee River Historical Society (lighthouse history). The lighthouse was transferred to the Bureau of Land Management in 2019 and is part of the Jupiter Inlet Lighthouse Outstanding Natural Area (BLM). The Jupiter Inlet District, created by the Florida Legislature in 1921, is a special taxing district that maintains the inlet and its navigational channel (Jupiter Inlet District). If you plan to boat, check dock condition, seawall, bridge clearances and your route to the inlet.

Flood maps and flood insurance

The Town says new FEMA flood maps took effect December 20, 2024 (Town of Jupiter: flood zones). Palm Beach County's Community Rating System table lists the Town of Jupiter as Class 5 with a 25% NFIP discount for Special Flood Hazard Area policies, in a table dated April 2023 (Palm Beach County CRS table). Ratings and maps change, so confirm the current flood zone and get an insurance quote before you go under contract.

Property taxes after you buy

The Palm Beach County Property Appraiser deducts a homestead exemption from assessed value once you qualify, and you must file by March 1 of the year you wish to qualify (Property Appraiser: exemptions).
