Neighborhoods named by the City
The City's own neighborhood-association records include Flamingo Park, El Cid, Prospect Park, Grandview Heights, Old Northwood, Northwood Hills, Northwood Harbor, Pleasant City, Coleman Park, Central Park and Southland Park, among others (City neighborhood layer). The list mixes traditional neighborhoods with homeowner associations, so it is not an official count of neighborhoods. The City's Historic Northwest District lies just north of downtown, running from Banyan Boulevard to Palm Beach Lakes Boulevard and from Tamarind Avenue to Rosemary Avenue (City CRA page).
West Palm Beach also has locally designated historic districts and individually designated sites (Historic Preservation). The City's own pages give slightly different district counts, so if a home you like may be in a historic district, ask the City's Planning Division before you plan renovations.
Getting around
Brightline serves West Palm Beach at 260 Quadrille Plaza Drive, West Palm Beach, FL 33401 (Brightline station page). Commute time, bridge openings and I-95 access vary by neighborhood, so test your actual route at the hours you would travel.
Flood insurance and the City's CRS rating
The City reports that it maintains a Community Rating System (CRS) Class 5, which it says equates to a 25% discount on National Flood Insurance Program (NFIP) policies issued in the city (City flood information). The discount depends on flood zone and policy type, so ask an insurance agent for a quote on the specific property before you make an offer.
Property taxes after you buy
The Palm Beach County Property Appraiser explains that the Save Our Homes cap limits annual growth in a homestead's assessed value to 3% or the change in the Consumer Price Index, whichever is lower (assessment caps), but that assessed value resets to market value after a sale (Property Appraiser FAQ). The seller's tax bill is therefore not a reliable guide to yours. To qualify for homestead you must hold title and make the property your permanent residence as of January 1, and file by March 1 (homestead exemption). Florida's documentary stamp tax on deeds is 70 cents per $100 (Fla. Stat. 201.02).
